What is a commercial EPC ?

The Commercial Energy Performance Certificate provides information regarding the energy efficiency of the particular property. This also includes a recommendation report for improving the energy efficiency of the property, allowing the new owners/tenants to make an informed decision on the carbon consumption and how to make any potential savings on their energy costs.

Current Commercial EPC legislation

• As of 4th January 2009, all commercial property for let or sale now require a commercial Energy Performance Certificate. It is now mandatory that an EPC is in place prior to marketing a commercial property.
• The commercial Energy Performance Certificate informs you how energy efficient the commercial property is on a scale of A-G, A - being the most efficient. It also informs you on a scale of A-G about the impact the property has on the environment.
• Newly constructed commercial buildings also require an EPC.
• Commercial Energy Performance Certificates are valid for 10 years.
• Non-compliance with commercial Energy Performance Certificate legislation can result in penalties of 12.5% of the rateable value of the property. Minimum £500 to maximum £5,000.

Exemptions regarding commercial EPC

• Lease renewals or extensions that were in place prior to 1st October 2008.
• Places of worship.
• Stand alone buildings less than 50 square metres.
• Properties with consent to be demolished within a 2 year period.
